  • Process all trust funds (rents, late fees, security deposits, assessments, etc.) according to all applicable N.C. tenant/landlord laws and requirements of the N.C. Real Estate Commission.
  • Rent collections are consistent and all tenants receive equal treatment.
  • Paying invoices for maintenance items, insurance, taxes, etc. as required from owner funds.
  • Produce monthly owner reports of all income and expenses on a consistent and timely basis.
 
 
MARKETING AND LEASING OF PROPERTIES
 
 
  • Appraising and determining the market rental rate.
  • Determining and insuring market ready property conditions.
  • Promotion and advertising.
  • Assist prospects with property information, amenities, and property access.
  • Comprehensive application and approval process of all prospective tenants.
  • Up-to-date leases and addendums that meet all federal, state, and local laws and
    ordinances, and protect landlord property rights.
 
 
TENANT RELATIONS FROM MOVE IN TO MOVE OUT
 
 
  • Respond to maintenance requests 24 hours/day.
  • Respond to complaints and enforce corrections of lease violations.
  • Confirm tenant vacate notices and control the entire move out process, including meeting all state law requirements for security deposit processing.
  • Maintain tenant files of all activities, including final move out files.
 
 
PROCESSING MAINTENANCE AND REPAIRS
 
 
  • This process can be tailored to allow owner involvement, as much or as little as you prefer. Some of our local owners are very much in charge of all property maintenance, as we forward all tenant requests directly to them.
  • Many owners prefer to let us hire professional contractors to process all their property maintenance.
